Our Process
Introductory Call
We begin with a brief call to introduce our work and team, assign the designer for your project, discuss your goals, walk you through our design process and define the scope of your project.
Site Analysis & Modeling
Our team conducts a preliminary zoning review to confirm your project’s feasibility under local ordinances.
A formal proposal is then prepared and signed.
We use advanced technology to capture precise measurements of the existing home and site conditions.
A detailed 3D model of the existing structure is created. We also conduct a thorough zoning analysis and review the measurement data to establish a clear foundation.
If a variance is required we prepare variance specific drawings for township review. Our designers coordinate with our permit department who manages all documentation and submissions. We will work with the clients zoning attorney, planner and other speciality consultants to develop the testimony for the hearing.
Schematic & Design Development
This is the initial concept phase, where we explore layouts, floor plans, room sizes, and the overall flow of the home.
We refine the schematic design, adding detail to floor plans and beginning to develop elevations and architectural character.
Once the floor plans and overall flow is established we can provide interior design services to define the major materials of the home including the kitchen, bathrooms and custom case work.
Construction Documents
Our team prepares detailed architectural drawings suitable for permitting, bidding, and construction.
Permitting
Our team will provide drawings suitable for filing with the Building Department to the owner or owner’s contractor for submission. We will be available to answer questions or provide clarification as needed during this phase.
Construction Administration
We support the project by conducting periodic site visits and providing feedback to the client. We are available to meet with the contractor to answer any questions that may come up during construction.
