Reimagined Shopping District Concept

New Jersey

Across the country, outdated single-use properties—malls, office parks, and oversized parking lots—are becoming prime opportunities for redevelopment. This concept study reimagines a 34-acre site with 20 acres of surface parking into a vibrant, mixed-use district along a key transit and retail corridor.

The plan introduces:
• 420,000 SF of retained retail
• 430 multifamily units
• 23,000 SF of coworking space
• 20,000 SF of community amenities
• A 240-key hotel

By balancing density with dynamic public spaces, the design transforms a conventional shopping center into a walkable, future-forward community.
