Our Process
Introductory Call
The project begins with an introductory call to establish overall goals, program requirements, and site considerations. We review the Client’s vision, unit mix, and development objectives while identifying key opportunities and constraints. This discussion informs the definition of project scope, priorities, and next steps and serves as the basis for a detailed proposal outlining services, schedule, deliverables, and fees.
Conceptual Design & Feasibility
During Conceptual Design, we explore a number of planning and massing options to establish the project’s overall organization, density, and development strategy. This phase evaluates building form, unit mix, circulation, phasing, and integration with the surrounding context and streetscape. Project sustainability goals are defined in this phase. In collaboration with consultants, our team assesses early engineering considerations, landscape opportunities, access, servicing, and sustainability strategies. One preferred option is selected by the client for further development to complete the phase.
Schematic Design
Schematic Design establishes the project’s architectural direction and planning framework. Our team develops preliminary floor plans, building massing, and exterior design concepts, defining the scale, character, and material approach of the building. Core layouts, circulation, parking, and service areas are coordinated, and gross and net areas are confirmed. Architectural intent is aligned with structural, MEP, façade, sustainability goals, landscape, and interior design strategies to ensure an integrated and feasible design approach.
Design Development
During Design Development, the architectural design is refined and fully defined. Exterior wall systems, storefronts, and entry conditions are developed in detail, including material selections and architectural profiles. Building plans, sections, and core layouts are advanced to clearly document spatial relationships and system coordination. Interior architectural design for residential units, lobbies, amenity spaces, and common areas is further developed, including finishes and detailing. Coordination with consultants continues to support constructability, regulatory review, and alignment between disciplines. All value engineering will be completed by the end of this phase.
Construction Documents
In the Construction Documents phase, we prepare detailed architectural and interior design drawings suitable for permitting, bidding, and construction. These documents fully describe the design intent and provide the technical information required for contractor pricing and coordination. Our team works closely with the consultant team to finalize system integration and supports statutory submissions to local authorities related to the architectural scope of work.
Construction Administration
During Construction Administration, we support the project by responding to RFIs, reviewing submittals and mock-ups, evaluating work for compliance with the design intent, and assisting with change management. Our team conducts periodic site visits appropriate to the stage of construction and reviews contractor punch lists as the project nears completion. Record drawings documenting major design changes are provided, and we certify substantial completion upon conclusion of the work.
Project Closeout & Completion
Our team will conduct a post occupancy survey with the client and end user to follow up to confirm the goals were met and provide lessons learned for future projects. We will also work with the client’s to observe and opine on building performance.
