Our Process
Introductory Call
We begin with a brief call to introduce our work and team, discuss your goals, walk you through our design process, and define the scope of your project.
Pre-Design & Feasibility
Our team works with you to outline the project requirements, objectives, and design priorities. We prepare a detailed proposal outlining services, timelines, and fees, followed by a formal contract to confirm our partnership. Once approved, we begin bringing your project to life.
Schematic Design
In this phase, we establish programming requirements, explore layouts, floor plans, room sizes, and the overall flow of the project. We analyze the existing building systems and discuss capacity and potential upgrades as it relates to the specific program for the project.
Design Development
During design development, we onboard and coordinate with the consultants, refine the schematic design package, select all materials and systems, and further develop the drawings to establish constructibility, coordination, and to support contractor pricing at the end of the phase.
Construction Documents
In the Construction Documents phase, we prepare detailed architectural drawings suitable for permitting, bidding, and construction. These documents fully describe the design intent and provide the technical information required for contractor pricing and coordination. Our team works closely with the consultant team to finalize system integration and supports statutory submissions to local authorities related to the architectural scope of work.
Permit Coordination
Our commitment to our projects extends beyond design and construction documentation. We offer comprehensive permitting services, managing all required submissions and approvals. We actively interface with municipal agencies, possessing proven experience in complex jurisdictions like the New York City Department of Buildings (NYC DOB). By handling the red tape, we keep your project on schedule and compliant, delivering a truly seamless process from start to finish.
Construction Administration
We support the project by responding to RFIs, reviewing submittals and mock-ups, evaluating work for compliance with the design intent, and assisting with change management. Our team conducts periodic site visits appropriate to the stage of construction and reviews contractor punch lists as the project nears completion. Record drawings documenting major design changes are provided, and we certify substantial completion upon conclusion of the work.
Project Closeout & Completion
Our team will conduct a post occupancy survey with the client and end user to follow up to confirm the goals were met and provide lessons learned for future projects. We will also work with the client’s to observe and opine on building performance.
